Bakers gives real-estate teams a faster way to run the off-title searches behind every closing: the suggested checklist, contacts, fees, and templates that streamline a process they already know.

Why we built it

Off-title diligence is work your team already knows well. It is just slow and repetitive. The same contacts, fees, forms, and instructions get re-gathered from email, old files, and experience on every file, and they change constantly at the municipal level. Bakers gives your team a tool to streamline that: enter a property and get a suggested checklist, the right contacts and fees, ready-to-send letters, and one place to keep the file organized.

We built Bakers in Ontario, working directly with the real-estate lawyers and clerks who do this work every day, to support the process they run, not to replace it or tell them how to do their jobs.

How we work

Bakers recommends a workflow; your legal team reviews and decides. We do not make legal judgments. Behind the scenes, automated agents keep the off-title data set current by checking sources on the web, and AI suggests which searches a property needs and drafts the municipal request letters. Your team reviews and edits everything, and the lawyer signs off on every report. Procedural updates are opt-in and verified, and your file, property, and party details stay private.

The team

Bakers is founder-led. Nelly Mosstaghimi, our founder, is a Toronto real-estate lawyer who spent years running commercial real estate deals on Bay Street, off-title diligence included. She started Bakers to modernize how real estate lawyers work, moving off the spreadsheets, email threads, and scattered documents and into one tool her former colleagues would actually want to use. She is a University of Ottawa law graduate and an active member of Toronto's commercial real estate community.

Pilots are run directly by Nelly. She works with each team to set up the off-title workflow on a real file.
